Colliers International in Gainesville Facilitates Sale and Lease of 9,101-Square-Foot Building in Grove Street Submarket

The Drotos Ryals Team of Colliers International in Gainesville has facilitated the sale and lease of a 9,101-square-foot building in the Grove Street submarket, located at 219 NW 8th Avenue. The building previously housed Walker Furniture, Inc. The five-year lease will support the opening of The Hatchetbury, Gainesville’s first recreational axe throwing business.

Dan Drotos, Rory Causseaux and Mike Ryals represented all parties in the transaction: seller, Benny Ledger Walker; buyer, Stetz Partners LLC; and new tenant, Axe Evolution LLC (DBA as The Hatchetbury). The lease was executed on July 22, 2019, and the sale closed July 29, 2019.

The redevelopment of the building will begin in September with an anticipated grand opening in December 2019. Two additional Gainesville firms, Level Architecture and Joyner Construction, have been engaged to design the facility, which will include areas for axe throwing, indoor bocce ball and a shuffleboard court.

The Hatchetbury will bring more than 20 new jobs to Gainesville, while also contributing to the evolution of Grove Street as a major urban infill site. The submarket’s combination of industrial buildings and residential neighborhoods has attracted interest from a variety of businesses in recent months.

“As the retail industry continues to evolve, recreational concepts like The Hatchetbury are backfilling large, vacant retail spaces,” said Drotos. “Our team’s expertise in the market allowed us to bring the right people to the table to transform this once-empty space into a unique destination. Axe-throwing is growing in popularity, and we’re proud to have played a role in bringing the first concept to Gainesville.”
