The ever changing real estate market has recently given us reason to feel positive about the current state of affairs in Alachua County.

Florida Realtors January statistics for Alachua County reflect that in January 2015 there was a 4.9% increase in closed sales over January 2014.  This number combined with the average and median sales price on single family homes increasing 4.3% and 8.5% respectively is a strong indication of upward movement within our local market.  As 2014 ended, and 2015 began, we have continued to see positive gains in real estate sales both in the residential and commercial sector.

As we approach the heavy buy/sell season another promising statistic is the 11.7% increase in new listings when comparing January 2015 over January 2014.

For buyers, we continue to see low interest rates and more aggressive loan products being offered which are allowing for more people to take advantage of financing a home.

Further proof that the local market is primed is the fact that we are now just under 6 months of inventory supply in homes for sale, which tends to be the telltale sign of a healthy market.  With the existence of more buyers in the marketplace, and the return of multiple offers, Sellers are seeing the values of their properties continue to increase and sell more quickly than the challenging years gone by.
